The Allen Law Group PLLC enjoys solving vexing problems facing individuals and families looking for common sense solutions.  ALGP has negotiated and drafted Life Tenancy Agreements, Tenancy-in-Common Agreements, Partition Agreements, Shared Use Agreements, Leases, Easements and other documents designed to preserve family and other relationships with clarity and calm.

 

General Business

Aliza Allen, the founder of ALGP, had the good fortune to serve as in-house counsel to Lorig Associates, a regional development and property management company.  In that capacity, she had the unique opportunity to “sit on the other side of the table” and become the client to lawyers providing service to Lorig.  More than any other, that experience highlighted the qualities that made a legal adviser a trusted and valued member of the team rather than an expensive and unfortunate necessity.  ALGP is committed to providing value to its clients, to make a net positive impact to the bottom line.  A sample of Aliza’s general counsel experience includes:

  • Principal adviser on key operating contracts, project financing, development contracts, dispute resolution and work out strategies.  Work included review and negotiation of property specific purchase and sale, development and operating agreements and corporate and project specific financing documents.
  • Advised on key litigation strategy during economic down turn in collaboration with outside counsel.
  • Responded to investor requests to sell ownership units and documented sales.
  • Reviewed and negotiated major vendor contracts during initial lease-up and throughout ownership of mixed use projects (tenant payment and screening systems; elevator maintenance; third party utility billing services; Yardi accounting system; tenant improvement contracts; etc.).
  • Reviewed and negotiated loan documents for portfolio of mixed use residential and retail centers including ground leased projects and corporate operating line of credit; debt included CMBS and portfolio loans.
  • Reviewed, negotiated and closed complicated refinance of office center with buy-out of investor partners and negotiation with ground lessor.

 

Non-Profit Organizations

The Allen Law Group PLLC has a particular fondness for providing legal services to non-profit organizations providing affordable housing to members of our community. ALGP currently serves as local counsel to Habitat for Humanity Seattle – King County and applies her substantial experience in real estate and other legal matters to support Habitat’s vision of “a world where everyone has a decent place to live.” ALGP also provides pro-bono legal and strategic business advice to Facing Homelessness in support of the Block Project.
